Short answer: Yes, short-term rental income from platforms like Airbnb or VRBO can be used to qualify for a DSCR loan. It’s documented differently than a long-term lease, but it’s a legitimate and increasingly common path — one many conventional and even some DSCR lenders don’t accommodate at all.

Why this is a real differentiator

Long-term rental income is straightforward to document: a signed lease states the monthly rent. Short-term rental income is seasonal and variable by nature, which makes some lenders hesitant to count it at all. Programs built specifically to accommodate short-term rentals typically average income over a 12-month period specifically to smooth out that seasonality rather than penalize it.

How short-term rental income gets documented

Depending on the specific loan program, acceptable documentation can include:

  • A comparable rent schedule or short-term rental narrative prepared by a licensed appraiser
  • The most recent 12 months of statements from a rental management platform showing collected rents
  • The most recent 12 months of bank statements showing short-term rental deposits
  • Third-party market data reports (such as AirDNA) projecting revenue based on comparable properties, for purchase transactions

The expense adjustment

Because short-term rentals carry extraordinary costs that long-term rentals don’t — advertising, furnishings, more frequent cleaning and turnover — underwriting typically applies a standard expense factor (often 20%) to gross short-term rental income before calculating DSCR, unless documented actual expenses justify a different figure.
