DSCR Loan Down Payment: How Much Do You Actually Need?

Short answer: DSCR loan down payments typically range from 15% to 40%+ of the purchase price, and the exact number depends on three things working together: your credit score, your property’s calculated DSCR, and which specific loan program the deal ultimately qualifies for.
Why the range is so wide
Unlike a conventional owner-occupied loan, where down payment requirements are relatively standardized, DSCR loan-to-value ratios move based on the strength of the whole deal. A property with strong rental income relative to its payment (DSCR comfortably above 1.00) paired with excellent credit can unlock loan-to-value ratios as high as 80-85% — meaning as little as 15-20% down. A property with a lower DSCR or a borrower with a more modest credit score will see that requirement climb, sometimes to 35-40% down or more.
The two levers that move the number most
- Credit score — Generally, every meaningful drop in credit tier reduces the maximum loan-to-value ratio you qualify for, directly increasing the required down payment on the same purchase price.
- DSCR itself — A property whose rent comfortably exceeds its payment typically qualifies for better terms than one where rent barely covers (or falls short of) the payment, independent of credit score.
Why this isn’t a number to guess at
Because down payment requirements move on multiple variables at once, two properties at the same purchase price can have meaningfully different down payment requirements based on their rent alone. Estimating from a rule of thumb can be off by tens of thousands of dollars in either direction.
